Get Ahead of Potential Leaks on Your Commercial Roof
Commercial roof leaks are bad news, no matter how small they seem. That’s because small leaks typically turn into larger ones that can lead to costly issues, like workers’ compensation payments or litigation from falls on wet floors, mold remediation, and/or pest extermination. With the rainy season upon us, now is a good time to give your commercial roof some proactive leak attention. Here are some things to look out for.
Ponding Water
It’s common for water to pool on the rooftop after rain, but if it doesn’t dissipate relatively quickly, it could lead to roof leaks. That’s because ponding water can penetrate even tiny holes in the roof surface to make its way into the building. Your roof should be constructed to enable efficient water flow into drains or gutters; if that’s not happening, it needs to be addressed.
Worn or Damaged Flashings
Flashings are roof components that secure the transition between vertical and horizontal surfaces on your rooftop – for example, between stack pipes and the deck surface. Rooftop areas with flashings are the most susceptible to leak problems and when the material or seams on those pieces are worn, separated or otherwise damaged, it’s a sign that they’re no longer watertight.
Cracks, Tears, Breaks
After winter has passed, it may have left its imprint on your commercial roof in the form of tears or other gaps in the surface membrane. This could have happened because of falling branches, expansion and contraction forces, or damage from foot traffic or tools used to clear snow from the rooftop. Obviously, these problems need to be repaired immediately or – depending on how extensive they are and the age of your roof – it may be more cost-effective to invest in a complete roof replacement.
Your maintenance crew may have the knowledge and equipment to handle small and obvious leaks. If they’re patching, make sure that they’re using compatible materials. For example, a TPO membrane patch can’t be welded to a PVC roof. Asphalt patching materials will damage PVC membranes.
